Project Brief

The construction of two new large industrial portal frame warehouses to replace the former fire damaged Allied Glass factory units.

Unit 1 is generally a single storey building with a total floor area of 55,000ft² . There is a two storey internal office space of 5000ft² and a warehouse floor of 50,000ft². Unit 2 is generally a single storey building with a total floor area of 62,500ft². There is a two storey internal office space of 5000ft² and a warehouse floor of 57,500ft².


Solution

Adept plated a key role in delivering the project on time and on budget through from initial client concept stage through to completion, following contractor novation, which resulted in a commendation from the client. Adept also successfully designed and coordinated a number of different pile solutions due to the differing ground conditions.

The integration of a fibre reinforced piled ground slab minimised settlement and provided extremely tight movement tolerances for the high racking loads applied.

Complex ground conditions were encountered. This was due to the existing piled foundations former fire damaged (demolished) building and also the presence of a former open cast coal mine.

A steel portal frame was an ideal solution due to the long spans and height of the roof and the requirement to minimise internal columns to the factory space. The steel frame proved to be the most economical and tried and tested method. This allowed a fast construction speed saving time and cost. The piled foundations were chosen due to the deep made ground and presence of the formal coal mine. The fibre reinforced piled slab provided very small settlement limits.

Adept considered numerous foundation solutions and worked closely with the geotechnical site investigation consultant to formulate the best approach.

Adept have commenced design of phase two which compromises two additional factory units.
