Project Brief

The Glass Works is a major regeneration scheme in the heart of Barnsley, providing 590,000 sq ft of entertainment facilities, constructed over three years across a 3.8 Ha site. We provided full Civil and Structural design services for the new public open space, cinema, bowling, retail units, restaurants, and 500-space multi-story carpark.  Our designs provided the most effective solution to ensure structural integrity, public safety and environmental management, due to challenges associated with the ground, the presence of a sewer culvert and proximity to neighbouring structures. The project featured a large multi-storey car park with capacity for 500 vehicles.

To minimise environmental impact, we carried out a cut-and-fill analysis to maximise the reuse of site-won material. This significantly reduced the volume of waste sent to landfill, saving £400,000 and lowering the scheme’s carbon footprint. Rubble from the 6,500-tonne former car park was reused for backfilling basements and other areas.


Solution

Following demolition of the original structure, we redesigned the car park layout, delivering major time and cost savings while ensuring compliance with current legislation and guidance from the Institution of Structural Engineers. The new car park, located above the retail levels, is accessed via a circular rotunda ramp. Entry and exit were consolidated into a single access/egress point, replacing the original two-level system. The structure comprises a braced steel frame with composite concrete floors supported on profiled steel decking.

The foundations use continuous flight auger (CFA) bearing piles, with contiguous piled walls forming the basement perimeter. Extensive 3D modelling enhanced design coordination and helped achieve the complex structural geometry required to acoustically and structurally isolate the multi-screen cinema. The public realm incorporates underground stormwater attenuation tanks to regulate rainwater run-off. We also managed significant party wall issues and secured all necessary approvals from water and highway authorities.

The scheme won the 2021 Planning Award for Regeneration and was a finalist in the 2022 Structural Steel Design Awards.
