Project Brief
The Fold is an ongoing residential development transforming the former Park Lane campus into a sustainable housing community, providing much-needed affordable individual and family housing within easy commute of Leeds and Bradford.
On completion in February 2026, this scheme will create 152 new apartments and houses for social rent, shared ownership and rent-to-buy. The 100% affordable housing compares to a Local Plan target of 35%.
Solution
We were appointed to deliver full civil and structural engineering design services.
Part-funded by Homes England, the homes have been designed with sustainability a core objective, and feature air-source heat pumps and solar panels, set within green spaces and wildlife habitats. The mix of private gardens and communal green spaces required a civil engineering approach that carefully balances hard infrastructure with soft landscaping.
We created effective SW and FW drainage strategies in consultation with Yorkshire Water, and negotiated with Leeds City Council to implement acceptable temporary drainage measures during the demolition and construction stages.
In areas of tree root influences, we recommended a piled solution which, compared with a trench fill foundation solution, saved large volumes of concrete on-site whilst also also minimising the impact on the tree roots themselves.
