Project Brief

The new facility is a 48.85 acre industrial development creating circa 1 million square feet of warehousing and logistics space.

The warehouse is an extension to Next’s current site in South Elmsall, Wakefield to meet demand for online sales and generating 1000 jobs in the local community.

The warehouse links up with one of our other Next projects using a link bridge over the existing public highway to enable automated racking and pedestrians to move between the warehouses.


Solution

The team had to work creatively to overcome a number of difficulties with this site, including the major sewer diversion of a large foul and surface water sewer located through the centre of the planned warehouse. We liaised closely with Yorkshire Water and designed a S185 scheme which they agreed and took forward to move the critical asset.

In addition, as part of green belt land, there are some popular Public Right of Way routes which we have re-routed around the site.

By offering design creativity and innovative solutions required of such a large build, we have supported their ambitious target of having the new warehouse at least partially up and running by early 2022
